Housing loans

The programs My Home II and Upgrade my home are co-financed with loan resources from the Recovery and Resilience Facility and are aimed at individuals, supporting the acquisition of a first home and the energy efficiency improvement of existing residences, respectively.

Their total budget amounts to €2.4 billion, consisting of €1.3 billion in RRF loan resources and €1.1 billion in bank funds.

My Home II

The “My Home II” program offers financing of up to €190,000 for the purchase of a first home within Greece, up to 150 m2, to individuals aged 25-50, based on specific eligibility criteria.

The financing is structured as follows:

  • 50% of the loan is interest-free, provided by RRF
  • The remaining 50% is provided by banks at a low interest rate.

Additionally, a 50% interest subsidy is available for the interest-bearing part of the loan to:

  • Families with three or more children.
  • Families with two children who acquire their first home in the municipalities of Orestiada, Didymoteicho, or Soufli, in the Evros Regional Unit.

The loan can cover up to 90% of the purchase contract value, with a repayment term ranging from 3 to 30 years.

The total budget for the program amounts to €2 billion, funded equally by the Recovery and Resilience Facility (European Union – NextGenerationEU) and banking institutions.

The Hellenic Development Bank (HDB) is responsible for program management.

Applications opened on January 15, 2025, and will remain open until the available budget is exhausted.

Interested individuals must submit their application to a participating bank of their choice, including:

Upgrade my home

This program provides loans ranging from €5,000 to €25,000, with full interest subsidies, for energy efficiency improvement of existing homes.

Eligible applicants are individuals who hold legal ownership (full ownership, usufruct, or bare ownership) in a main or non-leased secondary residence, provided they have not benefited from any other EU-funded energy upgrade program since January 1, 2020.

Eligible expenses covered by the program:

  • Thermal insulation (interior/exterior)
  • Green roof construction
  • Installation of energy-efficient windows/glass panels
  • Solar water heater installation
  • Permanent external shading systems (excluding awnings)
  • Installation of heating/cooling systems using renewable energy sources or high-efficiency cogeneration systems (e.g., heat pumps, A+ rated inverter air conditioners)
  • Thermostatic regulation systems
  • Energy storage systems (batteries) for renewable energy sources
  • Installation of photovoltaic stations, small wind turbines, and other renewable energy sources
  • Technical consultant/engineer fees and installation costs

The program’s total budget is €400 million, of which:

  • 75% is funded by RRF
  • 25% is provided by participating banks

The RRF loan carries 0% interest, while the interest rate of the banking loan is fully subsidized by the Greek government.

Applications opened on February 12, 2025, and will remain open until the available budget is exhausted.
